Branson Missouri Real Estate Market Report for February 2010

According to my local MLS, Branson single family homes sales last month total was 14 homes sold.  The highest priced one sold for $169,000 and the lowest priced one sold for $25,000 with a median price of $110,000.  That is 3 more homes than the previous month's sales total (yahoo!) but the lower median price keeps it from being all good news.

 Condo sales were also down with only 2 closing escrow last month.  The highest one sold for $64,500 and the lowest sold for $62,900.  They also had a lower median price of $63,700, so no real good news for condo sellers last month.

 

Market information for land, farms, and mobile-home sales as well as other local information is available by request.  Real estate is always local and there is no problem getting financing for good buyers and a fair price for good property, if you know the market.

La Iguana has Baja Style Mexican Food and is in Branson Missouri too!

Predominent Tex-Mex style Mexican food has such a strong influence on Ozarkians tastes for Mexican Food that I feel it is necessary to promote my new friend Alex's Taco and Burrito business in Branson.  He has only been open for a few months and already is seeing more and more people are finding out about them by word of mouth.  Even though that is the best type of advertising there is, other media as my blog could help too. 

No, it is not selfless on my part, you see I LOVE the Baja Style of food and spices that you can only find here in SW Missouri, that I know of, that is.  I have tried the burritos, tacos (including fish), and the Plate Special and can tell you, it is better than I could have ever hoped I would find in SW Missouri.  I do not want to lose this source of good food that can't be found anywhere else in the Ozarks so I am promoting them for my own selfish reasons:)

You can get there by stopping at the last strip mall on the right before the Cracker Barrel Resturant on the strip across from Olive Garden when driving west on Hwy 76 from downtown Branson.  Hours are Monday through Saturday from 11 am to 10 pm and Sunday from 11 am to 6 pm.  They are clean and nice and speak perfect English for those who don't know Spanish.

Call them (417) 334-4833 and order to go or go on in and watch them make your food and enjoy the atmosphere of Mexico City and have from bebidas such as horchita or fresas or regular fountain drinks too.  Let me know what you think, it this the best Mexican Food in SW Missouri or what????

Branson Missouri Real Estate Market Report for January 2010.

According to the local MLS, Branson single family homes sales last month totaled a whopping 11 homes sold.  The highest priced one sold for $$325,000 and the lowest priced one sold for $96,040 with a median price of about $135,000.  That is less than half the number of homes sold in December and lower in prices as well.

 Condo sales were steady with the same number closing in January, 6, as closed in December.  The highest one sold for $367,750 and the lowest priced one sold for $38,000.  They had a higher median price of approximately $130,000, so at least there is some good news for the condo sellers from last month.

Branson Missouri Real Estate Market Report for December 2009

According to the local MLS, Branson single family homes sales last month total was 28.  The highest priced one sold for $489,900 and the lowest priced one sold for $44,500 with a median price of $180,000.  That is five less homes than November but slightly higher median price of $180,000 keeps it from being all bad news.

 Condo sales were also down by the same proportion with 6 closing escrow in December.  The highest one sold for $132,500 and the lowest sold for $54,000.  They also had a lower median price of $80,000, so no real good news for the condo sellers last month.

Branson Missouri Real Estate Market Report - November 2009

According to the local MLS, Branson single family homes sales last month total was 33.  The highest priced one sold for $1,275,000 and the lowest priced one sold for $74,500 with a median price of $175,000.  That is an amazing change from the previous months with one more than twice the number in October and a much higher median price too.

 Condo sales were lower with 3 less sold last month to total 8 closing escrow in November.  The highest one sold for $200,000 and the lowest sold for $43,500.  They did have a better median price of $103,000, which is a good sign also.

When my oldest told me he was joining the United States Marines shortly after September 11, I admit I was scared to death.  A year later my youngest did the same thing.  Happy Birthday USMC

Both of them have served our country and I could not be more proud.  The freedom we have in this country takes on a different meaning for me since they have become Marines.  The sacrifices that our armed forces make along with their families is great.

From the halls of Montezuma, to the shores of Tripoli,

First to fight for right and freedom, and to keep our honor clean;
We are proud to claim the title of United States Marine.

Today marks the anniversary of the founding of the Marine Corp. Marines have fought in every major conflict on our nations history.

As Marines around the world celebrate the birthday of the Marine Corp today, please take a moment to think of them.  If you know a Marine whether they are still serving or long retired please give them my thanks and please consider including the men and women in our armed forces in your prayers today.

Homebuyer Tax Credit Extended! Signed Into Law November 6, 2009

President Obama has signed legislation to extend the Homebuyer Tax Credit. Passage of the bill was widely anticipated to further spur economic recovery in the housing sector, as more buyers are now eligible for tax breaks under the new law. The $8,000 first-time homebuyer tax credit was originally set to expire on November 30.

In addition to offering the $8,000 first-time homebuyer tax credit, the new law also allows a $6,500 credit for repeat or move-up homebuyers who have lived in their primary residence for five years or more.

The tax credits are available to buyers who sign purchase agreements on a new or existing primary residence between December 1, 2009, and April 30, 2010. Buyers would have until June 30 to close on their new homes.

There is an $800,000 price limit on all homes eligible for the credit. The income limits for all buyers are now $125,000 per year for individuals and $225,000 for married couples. Under the old program, the limits were $75,000 and $150,000 respectively. The first-time homebuyer credit is also available to those who have not owned a home in the previous three years. The credit does not have to be repaid unless the home is sold or ceases to be the primary residence within three years.

Branson, Missouri Real Estate Market Report for October 2009

According to our local MLS' latest information, Branson single family homes sales last month were down 6 to only 16 total built on site homes sold.  The highest priced one sold for $314,000 and the lowest priced one sold for $90,000. The median price for these homes was approximately $160,000 again, a good sign because the medium price is unchanged.

Condo sales were down only 1 with 11 units sold last month. The highest one sold for approx. $225,000 and the lowest sold for $35,000. That shows a stable median sales price in that local market too. The number of condos sold is down slightly but prices are showing a steady return toward a normal market.

According to our local TriLakes MLS' latest information, Branson single family homes sales last month were up 50% with a total of 22 built on site homes sold.  The highest priced one sold for $285,000 and the lowest priced one sold for $67,800. The median price for these homes was approximately $160,000 a good increase for us.

Condo sales were down 50% with 12 units sold last month. The highest one sold for approx. $222,000 and the lowest sold for $52,500. That shows a higher median sales price in that local market too. The number of condos sold is down some but prices are showing a steady return toward a normal market.
