Branson Missouri Real Estate Market Report for December 2011

According to our local statistics, Branson single family homes sales last month total was again only 19 single family, built-on-site homes with the highest priced one selling for $650,000 and the lowest priced one selling for $60,000.  The medium price is down to $140,000.  Not good news for Branson home owners or sellers.  10 homes were short-sale and foreclosure sales and that is more news we really did not need.  That is an increasing influence by the distress sales market in our Branson Market and not the good sign we have been looking for! 

There were 9 condos reported to have closed escrow last month, which is 1 more than the previous month.   The sales prices ranged from $198,000 to $28,700 with the median price of $65,000, which is unchanged but 5 were REO/Short sales.  This is a short-sale and foreclosure influence in the Branson Condo Market over 50% which is not the good news I wanted to report.  As you can see on the graph below, we are downward trending.

Branson Missouri Real Estate Market Report for November 2011

According to our local statistics, Branson single family homes sales last month total was down 5 to 19 single family, built-on-site homes with the highest priced one selling for $409,000 and the lowest priced one selling for almost $59,000.  That is a big decrease in the number of single family homes sold and the medium price is back down to $160,000.  Not good news for Branson home owners or sellers.  Only 7 homes were short-sale and foreclosure sales and that is the bit of good news we needed.  That is a decreasing influence in our current Branson Real Estate Market and a good sign we have been looking for! 

There were 8 condos reported to have closed escrow last month, which is 2 less than the previous month.   The sales prices ranged from $160,000 to $40,000. That is a major decrease in resales with a median price of $65,000.  This is a increasing short-sale and foreclosure influence in the Branson Condo Market to over 50% which is not the good news I wanted to report either.

Branson Missouri Real Estate Market Report for October 2011

According to our local statistics, Branson single family homes sales last month total was up 7 to 24 single family, built-on-site homes with the highest priced one selling for $380,000 and the lowest priced one selling for $35,000.  That is a great increase of number and the medium price is up to $175,000 and that is two great improvements in the single family home sales for Branson home owners and sellers alike.  11 homes, which is under 50%, were short-sale and foreclosed homes included in these totals.  That is a decreasing influence in our current Branson Real Estate Market and another good sign we have been looking for! 

There were 10 condos reported to have closed escrow last month, which is a lot less than the previous month.   The sales prices ranged from $460,000 to $24,900. That is almost double the previous months median price increasing to $85,000.  This is a decreasing short-sale and foreclosure influence in the Branson Condo Market to 50% which is very good news as well.

Branson Real Estate Market Report for September 2011

According to the MLS statistics, Branson single family homes sales last month total was 17 single family, built-on-site homes with the highest priced one selling for $967,500 and the lowest priced one selling for $65,100.  That is a decrease of 6 single family built on site homes sold over the previous month.  The medium price of $163,000 is the only bright spot in the single family home market news for Branson home sellers.  9 homes, which is over 50%, were short-sale and foreclosed homes included in these totals.  This is becoming a major influence in our current Branson Real Estate Market. 

There were 16 condos reported to have closed escrow last month, which is twice as many as the previous month, seems like good news until you read futher.  The sales prices actually ranged from $460,000 to $23,500.  However, condo sales dropped almost in half to a median price of $43,000.  This shows a major short-sale and foreclosure influence in the Branson Condo Market as well.

Branson Missouri Real Estate Market Report August 2011 for Taney County

According to the MLS statistics, Branson single family homes sales last month total was 23 single family, built-on-site homes with the highest priced one selling for $500,000 and the lowest priced one selling for $32,000.  That is no increase of single family built on site homes sold over the previous month.  The medium price of $133,000 is a lower medium home price of homes sold and 50% were short-sale and foreclosed homes included in these totals.  This is becoming a very huge influence in our current Branson Real Estate Market, which is not really good news. 

There were 8 condos reported to have closed escrow last month and they ranged from $275,000 to $36,000 in sold price.  The condo sales median price of $80,000 shows a very slight increase in the number of condos sold and prices.  That included a 25% influence in short sales and foreclosure sales in the Branson Condo Market.

Branson Grand Opening of La Iguana Taco & Burrito #2 August 26, 2011.

La Iguana original Taco & Burrito Resturant opened just east of Cracker Barrel on Hwy 76 a couple years ago and people have fallen in love with the California-style food that is not normally available in this area.  Owner Alex has found demand greater than he could have hoped and is in the process of getting the new La Iguana opened as soon as all the permits and requirements have been met.  It is located on Fall Creek at the corner of Fall Creek Rd. and Hwy 165 in south Branson to provide for another group of locals that want an alternative to the typical Tex-Mex menu served in towns around the Ozarks of Missouri.  I talked with Alex the other day:

According to the MLS statistics, Branson single family homes sales last month total was 23 single family, built-on-site homes with the highest priced one selling for $525,000 and the lowest priced one selling for $49,900.  That is an increase of five homes sold over the previous month.  The medium price of $135,000 is a lower medium home price of homes sold in the previous month's Branson Real Estate Market.  The number of short-sale and foreclosed homes included in these totals was 10 homes which is a huge influence in our current Branson Real Estate Market. 

There were 9 condos reported to have closed escrow last month and they ranged from $159,900 to $32,000 in price.  The condo sales median price of $75,000 shows an increase in the number of condos sold and prices, which means less foreclosure influence in the Branson Condo Market.

Why I Chose Real Estate as a Career in Branson Missouri.

When I was very young circa 1953/When I was about 4 years old this was taken in a local park where I had found a cigarette according to my slightly younger cousin who sent it to me.  Unfortunately, I do not know who else is in this photo.  I am going to our annual family reunion in that same park this weekend so may find out. 

When I was a little older I learned to fish on the James River and wanted to come back here to retire and fish in these same great waters.

But first I did some college, my duty in the Marines over in Vietnam, and more college, raised a family, served as a missionary and was ready to retire.

 I was ready for the fishing and enjoying the James River and Table Rock Lake like I had dreamed of, so my bride and I moved to the Branson Missouri area.

 

 

We started looking for a home to buy and found it quite challenging to say the least.  We had bought and sold several homes so were not novices but found the real challenge was finding the kind of help we expected.  We found that every agent we tried to work with turned out to be less than what we had hoped for and I found a real need for my standard of business practices in the real estate market here.

Branson Missouri Real Estate Market Report for June 2011

According to the MLS statistics, Branson single family homes sales last month total was 18  homes with the highest priced one selling for $359,900 and the lowest priced one selling for $20,000.  That is a decrease from last month and a sign of major foreclosure influence in the Branson single family homes market.  The medium price of $143,000 is also sad news for our Branson Real Estate Market.  

There were 6 condos that were reported to have closed escrow last month and they ranged from $147,500 to $55,000 in price.  These sales were also down from last month with a median price of $60,000 which shows a foreclosure influence increase in the Branson Condo Market as well.
