Branson Missouri Real Estate Market Report for October 2011

According to our local statistics, Branson single family homes sales last month total was up 7 to 24 single family, built-on-site homes with the highest priced one selling for $380,000 and the lowest priced one selling for $35,000.  That is a great increase of number and the medium price is up to $175,000 and that is two great improvements in the single family home sales for Branson home owners and sellers alike.  11 homes, which is under 50%, were short-sale and foreclosed homes included in these totals.  That is a decreasing influence in our current Branson Real Estate Market and another good sign we have been looking for! 

There were 10 condos reported to have closed escrow last month, which is a lot less than the previous month.   The sales prices ranged from $460,000 to $24,900. That is almost double the previous months median price increasing to $85,000.  This is a decreasing short-sale and foreclosure influence in the Branson Condo Market to 50% which is very good news as well.

Branson Missouri Real Estate Market Report for July 2011

According to the MLS statistics, Branson single family homes sales last month total was 23 single family, built-on-site homes with the highest priced one selling for $525,000 and the lowest priced one selling for $49,900.  That is an increase of five homes sold over the previous month.  The medium price of $135,000 is a lower medium home price of homes sold in the previous month's Branson Real Estate Market.  The number of short-sale and foreclosed homes included in these totals was 10 homes which is a huge influence in our current Branson Real Estate Market. 

There were 9 condos reported to have closed escrow last month and they ranged from $159,900 to $32,000 in price.  The condo sales median price of $75,000 shows an increase in the number of condos sold and prices, which means less foreclosure influence in the Branson Condo Market.

Branson Missouri Real Estate Market Report for June 2011

According to the MLS statistics, Branson single family homes sales last month total was 18  homes with the highest priced one selling for $359,900 and the lowest priced one selling for $20,000.  That is a decrease from last month and a sign of major foreclosure influence in the Branson single family homes market.  The medium price of $143,000 is also sad news for our Branson Real Estate Market.  

There were 6 condos that were reported to have closed escrow last month and they ranged from $147,500 to $55,000 in price.  These sales were also down from last month with a median price of $60,000 which shows a foreclosure influence increase in the Branson Condo Market as well.

Branson Missouri Real Estate Market Report for May 2011

According to the MLS statistics, Branson single family homes sales last month total was 27 homes with the highest priced one selling for $396,000 and the lowest priced one selling for $34,500. That is a minor improvement of two more homes over last month and good news for the Branson area.  The medium price of $100,000 is not really good news for our Branson Real Estate Market, which is a result of the foreclosure market influence.

There were 7 condos that were reported to have closed escrow last month and they ranged from $199,900 to $60,000 in price. These sales were 3 less than last month with a median price of $90,000 which also shows a foreclosure market influence in the Branson Condo Market as well.

According to the MLS statistics, Branson single family homes sales last month total was 25  homes with the highest priced one selling for $432,500 and the lowest priced one selling for $38,000.  That is an improvement over last month and good news for the Branson area.  The medium price of $167,000 is also good news for our Branson Real Estate Market.  

There were 10 condos that were reported to have closed escrow last month and they ranged from $244,500 to $22,000 in price.  These sales were up from last month with a median price of $100,000 which shows a little improvement in the Branson Condo Market as well.

According to the MLS statistics, Branson single family homes sales last month total was 25  homes with the highest priced one selling for $410,500 and the lowest priced one selling for $59,000.  That is one more than last month and a higher medium price of $160,000 which shows less short-sales and foreclosure sales and more re-sales.  Good news indeed for the Branson area Real Estate Market.  

There were also 10 condos that closed escrow last month and they ranged from $104,000 to $33,000 in price.  These sales were less sold than last month but with a much higher median price of $60,000 which shows improvement as well.

Branson Missouri Real Estate Market Report for April 2010

According to the Tri-Lake MLS statistics, Branson single family built on site new and resale homes sales last month total was 28 homes with the highest priced one selling for $300,000 and the lowest priced one selling for $50,000.  The medium price was about $150,000.  That is 6 more homes than March but a lower medium price which shows more first-time owner sales getting in on the tax credit before it expires, probably, IMHO.  Good news for the Branson area Real Estate Market tho.

Branson Missouri Real Estate Market Report for February 2010

According to my local MLS, Branson single family homes sales last month total was 14 homes sold.  The highest priced one sold for $169,000 and the lowest priced one sold for $25,000 with a median price of $110,000.  That is 3 more homes than the previous month's sales total (yahoo!) but the lower median price keeps it from being all good news.

 Condo sales were also down with only 2 closing escrow last month.  The highest one sold for $64,500 and the lowest sold for $62,900.  They also had a lower median price of $63,700, so no real good news for condo sellers last month.

Branson Missouri Real Estate Market Report for August 2009

According to the local TriLakes MLS, Branson single family homes sales last month total was 14 homes.  The highest priced one sold for $365,000 and the lowest priced one sold for $82,000.  Condo sales were much better with 18 sold last month.  The highest one sold for $680,000 and the lowest sold for $45,500.  That shows a big improvement for local market conditions.

The numbers of single family home sales are actually a little less but showing a steadier market and more normal prices.  Once could hope the foreclosure boom has passed and things are getting a little more back to normal.
