Branson Missouri Real Estate Market Report for June 2010

 

According to the MLS statistics, Branson single family homes sales last month total was 25  homes with the highest priced one selling for $410,500 and the lowest priced one selling for $59,000.  That is one more than last month and a higher medium price of $160,000 which shows less short-sales and foreclosure sales and more re-sales.  Good news indeed for the Branson area Real Estate Market.  

There were also 10 condos that closed escrow last month and they ranged from $104,000 to $33,000 in price.  These sales were less sold than last month but with a much higher median price of $60,000 which shows improvement as well.

I have looked at many good market reports being done by very informed agents and always am impressed at how much information is being presented in a very professional way. 

Branson Market Report.

I have seen charts and graphs with statistics galore and was equally impressed as well especially by a very recent one from Chris Shaffer.

Branson Missouri Real Estate Market Report for April 2010

According to the Tri-Lake MLS statistics, Branson single family built on site new and resale homes sales last month total was 28 homes with the highest priced one selling for $300,000 and the lowest priced one selling for $50,000.  The medium price was about $150,000.  That is 6 more homes than March but a lower medium price which shows more first-time owner sales getting in on the tax credit before it expires, probably, IMHO.  Good news for the Branson area Real Estate Market tho.

Table Rock Lake and Stone County Missouri Market Report for April 2010

According to the Branson Tri-Lake MLS statistics, Stone County single family built on site new and resale home sales last month total was 26 homes with the highest priced one selling for $424,000 and the lowest priced one selling for $55,000.  That is actually the same number of homes that sold in March.  Good news indeed for the Table Rock Lake area Real Estate Market.

Branson Missouri Real Estate Market Report for February 2010

According to my local MLS, Branson single family homes sales last month total was 14 homes sold.  The highest priced one sold for $169,000 and the lowest priced one sold for $25,000 with a median price of $110,000.  That is 3 more homes than the previous month's sales total (yahoo!) but the lower median price keeps it from being all good news.

 Condo sales were also down with only 2 closing escrow last month.  The highest one sold for $64,500 and the lowest sold for $62,900.  They also had a lower median price of $63,700, so no real good news for condo sellers last month.

 

Market information for land, farms, and mobile-home sales as well as other local information is available by request.  Real estate is always local and there is no problem getting financing for good buyers and a fair price for good property, if you know the market.

Stone County Missouri Market Report for February 2010

According to our local MLS statistics, single family homes sales in Stone County MO last month totaled 20 single family homes.  The highest priced one sold for $499,275 and the lowest priced one sold for $38,000.  The median price for homes last month was about $160,000.  That is almost triple the previous months homes sold and the kind of news we hoped for the Stone County and Table Rock Lake area Real Estate Market.  

Condo sales was only one less than the previous month with 4 condos sold.  The highest price was $182,400 and the lowest was $62,000.  This shows some stability at least in this area.

Real Estate Market information is local and there is good financing available at great rates for buyers with qualified credit.  For owners this is great news and a good price is now possible on your home or other investment property.  Naturally, whether you should buy or sell depends upon your particular circumstances more than any other factor.

Branson Missouri Real Estate Market Report for September 2009

According to our local TriLakes MLS' latest information, Branson single family homes sales last month were up 50% with a total of 22 built on site homes sold.  The highest priced one sold for $285,000 and the lowest priced one sold for $67,800. The median price for these homes was approximately $160,000 a good increase for us.

Condo sales were down 50% with 12 units sold last month. The highest one sold for approx. $222,000 and the lowest sold for $52,500. That shows a higher median sales price in that local market too. The number of condos sold is down some but prices are showing a steady return toward a normal market.

Stone County Missouri Real Estate Market Report for September 2009

According to the local MLS statistics, single family homes sales in Stone, County last month total was 42 single family homes. The highest priced one sold for $405,000 and the lowest priced one sold for $10,500. That was two more than double the previous month's sales of non-manufactured built on the site, single family homes.  The median price of homes sold was approximately $160,000 but one home sold in the $800,000 price range with an un-disclosed sales price which may have increased the median quite a bit.

These figures show there were less short-sales and foreclosure home sales and more owner-occupied single family home re-sales. Good news indeed for the Stone County and Table Rock Lake area Real Estate Market. Condo sales were down a little with 6 condos sold last month, the highest price was $153,333 and the lowest was $75,000.  The big picture shows a more normal market starting to return to this area.

Branson Missouri Real Estate Market Report for August 2009

According to the local TriLakes MLS, Branson single family homes sales last month total was 14 homes.  The highest priced one sold for $365,000 and the lowest priced one sold for $82,000.  Condo sales were much better with 18 sold last month.  The highest one sold for $680,000 and the lowest sold for $45,500.  That shows a big improvement for local market conditions.

The numbers of single family home sales are actually a little less but showing a steadier market and more normal prices.  Once could hope the foreclosure boom has passed and things are getting a little more back to normal.

Stone County Missouri Real Estate Market Report for August 2009

According to the local MLS statistics, single family homes sales in Stone, County last month total was 22 single family homes.  The highest priced one sold for $237,000 and the lowest priced one sold for $61,000.  That was a small decrease in sales in number of homes but and increase in the price of homes sold.  These figures show there were less short-sales and foreclosure home sales and more owner-occupied single family home re-sales.  Good news indeed for the Stone County and Table Rock Lake area Real Estate Market.

 

Condo sales were up a little with 9 condos sold last month, the highest price was $230,000 and the lowest was $64,000.  That shows a more normal market returning to this area as well.
