Why I Chose Real Estate as a Career in Branson Missouri.

When I was very young circa 1953/When I was about 4 years old this was taken in a local park where I had found a cigarette according to my slightly younger cousin who sent it to me.  Unfortunately, I do not know who else is in this photo.  I am going to our annual family reunion in that same park this weekend so may find out. 

When I was a little older I learned to fish on the James River and wanted to come back here to retire and fish in these same great waters.

But first I did some college, my duty in the Marines over in Vietnam, and more college, raised a family, served as a missionary and was ready to retire.

 I was ready for the fishing and enjoying the James River and Table Rock Lake like I had dreamed of, so my bride and I moved to the Branson Missouri area.

 

 

We started looking for a home to buy and found it quite challenging to say the least.  We had bought and sold several homes so were not novices but found the real challenge was finding the kind of help we expected.  We found that every agent we tried to work with turned out to be less than what we had hoped for and I found a real need for my standard of business practices in the real estate market here.

Branson Missouri Real Estate Market Report for December 2010

According to the MLS statistics, Branson single family homes sales last month total was 26  homes with the highest priced one selling for $450,000 and the lowest priced one selling for $38,000.  That is 7 more sold than last month and that was 7 higher than the month before, a very good trend that one can only hope continues!  The medium price of $125,000 is a 10% increase which shows less short-sales and foreclosure sales and more re-sales.  Good news indeed for the Branson area Real Estate Market.  

There were 9 condos that closed escrow last month and they ranged from $90,000 to $22,000 in price.  These sales were less sold than last month but a similar median price of $60,000 which shows no improvement in the Branson Condo Market.

Stone County Missouri Real Estate Market Report for December 2010

According to the latest statistics, Stone County MO single family (built on site) homes sales last month total was 24  homes with the highest priced one selling for $850,000 and the lowest priced one selling for $38,000.  That is 2 less than last month with a medium price of about $140,000 which shows little change worth noting.  Not much positive to report for the Stone County & Table Rock Lake Area Single Family "built on site homes" Real Estate Market. 

There were 3 condos that closed escrow last month and two did not report their sales price.  These sales were 3 less units sold than last month with no medium price,  not good news for the Table Rock Lake Condo sales in Stone County, Missouri.

Branson Missouri Real Estate Market Report for October 2010

According to the latest statistics, Branson, MO single family homes sales last month total was 12 single family homes.  The highest priced one sold for approx. $245,000 and the lowest priced one sold for  $109,000.  That is the same number of homes sold last month with a medium price of $160,000 which shows no change in single family homes sold but 3 were foreclosed homes & that is two less than last month.  A positive report for the Branson area in that foreclosures are becoming less of the market inventory being sold.  

There were only 6 condos that closed escrow last month and they ranged from $105,800 to $42,000 in price.  These sales were even less than last month with 4 less units sold than in September but a stable median price of about $60,000.  This is not a positive indicator for the condo seller in the Branson Real Estate Market unless it means the bottom is here and things will improve in the future.

Stone County Missouri & Table Rock Lake Real Estate Market Report for October 2010

According to the latest statistics, Stone County MO single family homes sales last month total was up with 41 homes sold.  That is an increase of 16 homes over the previous month.  The highest priced one sold for $480,000 and the lowest priced one sold for $34,000.  There were only 7 foreclosed homes included in that total too.  There was a higher medium price than last month at approximately $210,000 which is also good news.  Some positive market news to report for the Stone County & Table Rock Lake Area Single Family "built on site homes" local Real Estate Market.  

Only 2 condos reported to have closed escrow last month and they sold for $115,500 & $42,000.  This really is not good news for the Stone County and Table Rock Lake condo market unless it is a sign it has hit bottom like the single family homes did last month and is going to improve.

According to the latest statistics, Branson, MO single family homes sales last month total was 12 single family homes.  The highest priced one sold for approx. $475,000 and the lowest priced one sold for only $40,000.  That is 8 less than last month with a medium price of $160,000 which shows less sales but at least we had a higher price range of homes sold, only 5 were foreclosed homes.  A less positive report for the Branson area Single Family "built on site homes" Real Estate Market than last month.  

There were 10 condos that closed escrow last month and they ranged from $205,000 to $33,000 in price.  These sales were also slightly less with one less unit sold last month than in August but a stable median price of about $60,000 which is also not a positive sign for the condo market in the Table Rock Lake area.

According to the latest statistics, Branson, MO, Taney County, single family homes sales last month total was 15  homes with the highest priced one selling for $756,550 and the lowest priced one selling for $105,000.  That is ten less than last month with a medium price of $175,000 which shows more short-sales and foreclosed home sales.  Not much positive to report for the Branson area Single Family "built on site homes" Real Estate Market.  

There were 10 condos that closed escrow last month and they ranged from $152,000 to $34,500 in price.  These sales were the same number of units that sold last month but with a lower median price of about $52,000 which is not good news either.
